The Timing of Real Estate – Supply and Demand August 14th, 2010

A frequently asked question by sellers is: “When should I put my house on the market for it to sell fast?”





The truth is that there are more sales in the spring and fall than there are in the summer and winter.  It seems pretty logical that everyone, including buyers, is relaxing in the summer, enjoying nice weather and going on vacations.  During the winter and holiday season, who wants to go and look at houses when it is cold, snowing or raining? You could be warm and dry at home,  go shopping for gifts or how about those holiday parties?



But what if you put your house on the market in the spring, a great time of the year for sales, and it doesn’t sell? Or what if you put it on in September and you don’t have an offer by November?  We tell sellers that there are more buyers in the market in the spring and fall, but those buyers that are looking in the summer and winter are more motivated to buy.



Many sellers don’t want to be bothered keeping their houses on the market during the holidays or summer. I have had a number of sellers that say it isn’t convenient for them to accommodate a buyer’s whimsical schedule for showings because they are entertaining for the holidays.  Other sellers don’t want to keep the landscaping up to show standards because they are going on vacation or just need time to relax.



For buyers, this means that there are fewer houses to choose from.  Houses available during this time are often vacant or are the left over inventory that didn’t sell in the peak season.  Many of the buyers have transferred from another location and they feel the pressure to buy.  For a seller, if you need to put your house on the market at this time, you might be the best house available and it might sell fast!
